There is an overall limit of $750,000, or $375,000 each for a married couple filing separately when refinanced loans are partly home acquisition loans and partly home equity loans.

If two or more persons (other than a married couple filing a joint return) hold an interest in the home to which the MCC relates, the credit must be divided based on the interest held by each person. If the certificate credit rate is higher than 20%, the credit you are allowed can’t be more than $2,000. You may be eligible for the credit if you were issued a qualified Mortgage Credit Certificate (MCC) from your state or local government. Generally, an MCC is issued only in connection with a new mortgage for the purchase of your main home. The seller must give you this number and you must give the seller your SSN. Form W-9, Request for Taxpayer Identification Number and Certification, can be used for this purpose.

Medical expenses can be a major tax deduction, but only if they go over 7.5% of your adjusted gross income, which is essentially your taxable income. Any home improvements — safety bars, accessibility ramps, wider doorways, railings and lifts, for example — related to medical conditions can be included in your tax deductions for medical expenses. If you file married separately, you can deduct half those amounts — $375,000 or $500,000, respectively.

These deductions, which you can claim after you refinance your mortgage, minimize the amount of federal income taxes you owe — and you shouldn’t leave any on the table. Homeowners can also deduct any fees they paid for mortgage discount points, usually spreading this deduction out over the life of their loan. You can’t deduct settlement fees and other closing costs on a primary or secondary home. However, different rules apply for rental properties because the rental income is seen as taxable income and expenses are tax-deductible. The deduction is subject to the limitations set by the tax laws, such as the cap on mortgage interest for loans taken after December 15, 2017, as mentioned earlier. It’s important to consult with a tax professional or refer to the current tax laws for specific details and eligibility criteria regarding mortgage interest deductions for refinances.
